After you have toured the property, we will need an Intent to Lease Form and a holding deposit equal to one month’s rent. You should have received this from the agent that accompanied you to tour the property.

Once the information from The Intent To Lease Form is added to our software, we can send you the rental application via email. Please fill out the application entirely as every piece of information is important to us. Each adult applicant, age 18 or older, must complete a separate application, be processed for approval and sign the lease, even if unemployed or if a full time student. All student applicants must have a cosigner. We will not accept your application if you do not have a cosigner. Cosigners must complete an application as well. They can do this by sending in their contact information and we will then send out an email to them with the link to the application. During the application process, there will be a time for you to attach all the required documents listed below.

APPLICATION REQUIREMENTS

Resident selection is based on the following criteria:

• Minimum 2 months of verifiable employment
• Minimum 2 years of verifiable rental/mortgage history
• Credit Worthiness

Copy of your Driver’s License or Government Issued Identification/Social Security Card- A driver’s license or state approved photo identification along with a Social Security card must be uploaded when submitting your online rental application. Please upload a copy of your valid driver’s license and government issued identification card (Picture is required). (If you are using a cosigner, both you and the cosigner need to submit copies of your ID).

If a Co-Signer is required for approval, each Co-Signer must complete an application and met the following criteria:

• Gross monthly income must be sufficient to meet his/her mortgage AND the monthly rent for the apartment. If there are multiple property owners, ALL parties must apply as Co-Signers
• Must meet credit and employment/income criteria as outlined above.

Proof of Income- Please make a legible color copy of your Income verification. This can be your paystubs, W2, offer or letter of employment. See below. We do require two months’ worth of income as proof. You must be able to prove income. Please upload these documents when submitting your online rental application.

The application fee is $50 and is non refundable. You will be required to pay the application fee while filling out the online rental application that was sent to you.

ALL RENTAL APPLICATIONS MUST BE PROCESSED SIMULTANEOUSLY, ON ALL PROSPECTIVE RESIDENTS 18 YEARS OF AGE OR OLDER. EVERY PERSON OVER THE AGE OF 18 THAT WILL OCCUPY THE PROPERTY NEEDS TO FILL OUT A RENTAL APPLICATION
