Property Management & Leasing Pricing
Choose leasing and ongoing management, management for a property with a tenant already in place, or leasing only. Pricing is based on portfolio size, property condition, and the services required.
Monthly management fees

A minimum management fee of $200 per occupied unit per month applies. Portfolio minimums may be negotiated. No monthly management fee applies while a unit is vacant.
Management includes rent collection, routine tenant communications, maintenance coordination, owner statements, and tracking lease dates. Repairs and third-party expenses are billed separately.
Leasing + Management
For owners who need us to find a tenant and manage the property.
- Leasing fee: One full month’s rent.
- Initial setup: $250 per unit.
- Monthly management: Based on the schedule above.
The leasing fee is payable when the lease is signed and initial tenant funds have cleared.
Tenant Already in Place
For owners transferring an occupied property to our management.
- Lease fee at takeover: None.
- Onboarding: $750 for the first unit and $350 for each additional unit transferred at the same time.
- Monthly management: Based on the schedule above.
This onboarding fee replaces the $250 initial setup fee.
Leasing Only
For owners who will manage the property themselves.
- Leasing fee: One full month’s rent.
- Monthly management fee: None.
- Separate onboarding fee: None.
Includes the leasing services below and delivery of the completed lease and tenant records to the owner.
What our leasing service includes
Rental pricing, listing preparation, advertising on standard channels, showing coordination, application processing, screening coordination, lease preparation, and move-in coordination. Photography, premium advertising, and third-party screening charges require separate approval.
Onboarding an occupied property
Our occupied-property onboarding fee covers the initial paperwork and transition:
- Review and organization of the existing lease and related documents.
- Review of the tenant ledger, rent amount, and payment history.
- Coordination of security deposit records and transfer.
- Owner and tenant account setup.
- Tenant introduction and new payment instructions.
- An initial property condition visit and written summary, subject to access.
Missing records, unresolved balances, or substantial paperwork reconstruction may require a separately approved fee. A future replacement tenant placement is charged at one month’s rent.

Routine maintenance coordination is included in management. Contractor invoices, repairs, legal services, court costs, and other approved third-party expenses are paid by the owner.
Maintenance reserve
An initial $500 reserve per unit is held for owner expenses and replenished as used. This is the owner’s money, not a management fee. Any unused balance is returned after final account reconciliation.

All fees and service terms are confirmed in the management agreement before services begin. Property acceptance is subject to review of condition, location, existing records, and service needs.
