Rent Policy

1. Rent is due on or before the first of the month. That means rent must be in the office on the first of the month. NO EXCEPTIONS. Any payments after the
    first of the month is considered late.
2. However we do have a five day grace period which is a courtesy to you. That does not mean rent is due on the fifth, it means that we will not charge you a
    late fee if rent is paid in full within the first five days of being due. Check your lease for the late rent terms.
3. Payment dates are considered when received (in office), not the date it was postmarked (mailed).
4. Late fees are assessed on the 6th day of every month, and will not be waived for any reason. 

Trash, Recycling, Sidewalks and Violations Issues by the City

1. Keep the Property clean and safe.
2. Dispose of all trash, garbage and any other waste materials as required by Landlord and the law.
3. Use care when using any of the electrical, plumbing, heating, ventilation or other facilities or
appliances on the Property, including any elevators.
4. Obey all federal, state and local laws.
5. Tenant agrees to notify Landlord immediately, in writing, of any violations issued by the city.
6. Tenant is responsible for keeping the sidewalk clear of debris and trash at all times. If this property
is located in a multi-unit dwelling, then any and all violations that are issued to the building will be
equally divided among the units located in the building, unless the Landlord is notified, in witting
and prior to any violations issued by the city, that the trash/debris is due to the actions of the
Tenants of the other unit or units.
7. Clean up after service animal on the Property, including common areas.

Renter Insurance Policy

1. Tenant understands that Landlord’s property hazard insurance does not cover any of the Tenant’s belongings that may be damaged or destroyed from fire, water damage, burglary, or any other loss sustained at property.
2. It is hereby agreed in consideration of the above mentioned rental that the tenant shall maintain property and liability insurance in the minimum amounts of $10,000 property and $100,000 liability and save free the landlord from any personal injuries or property damage to anyone including the tenant.
3. Tenant must forward a copy of the property and liability insurance policy to the Landlord within 7 days of the Lease Start Date.
 

Pet Policy

Philadelphia Real Estate generally does not allow any pet in our properties. That includes dogs, cats, birds, snakes, turtles, rabbits, guinea pigs, hamsters, iguanas, lizards. pigs and any other living creature. If there is a written exception to our pet policy they are as follows:
Small Pet (Under 20lbs) additional Security Deposit of $500.00 Plus $35.00 per month.
Medium Pet (21lbs-35lbs) additional Security Deposit of $750.00 Plus $50.00 per month.
Large Pet (35lbs-50lbs) additional Security Deposit of $1000.00 Plus $65.00 per month
